BE IT ORDAINED by the County Legislature of Jackson County, Missouri as follows:
 
Section 1.  The Zoning Order of Jackson County, Missouri, and the official maps which are a part thereof, are amended by changing the boundaries of the "A" (Agricultural) District and the "RR" (Residential Ranchette) District, so that there will be transferred from District A to District RR, a tract of land described as follows:
Description:  
 
The 34 ± acres are approximately 1/4 ± mile south of Wyatt Road on the west side of Shrout Road and specifically described as all that part of the west ½ of the northwest 1/4 of Section 20, Township 48, Range 30, Jackson County, Missouri, described as follows:
 
Commencing at the southeast corner of the west ½ of the northweat 1/4 of said Section 20; thence north 0E30'42" west along the east line of said west ½, 1413.17 feet (deed=1515.95') to the south line of the north 1124.95 feet of said west ½; thence north 89E56'39" west along said south line, 632.23 feet; thence south 0E30'42" east, 1513.15 feet (deed=1515.95') to the south line of said northwest 1/4; thence south 89E56'32" east along said south line, 632.23 feet to the point of beginning, except that part in Shrout Road, and all that part on the west ½ of the northwest 1/4 of Section 20, Township 48, Range 30, Jackson County, Missouri described as follows:
 
Commencing at the southeast corner of the west ½ of the northwest 1/4 of said Section 20; thence north 89E56'32" west along the south line of said west ½, 532.23 feet to the true point of beginning; thence north 89E56'32" west continuing along said south line, 342.05 feet (dee=350.0') to the east line of the west 330.0 feet of said west ½; thence north 0E32'08" west along the east line of said west 330.0 feet, 1513.14 feet (deed=1515.95') to the south line of the north 1124.95 feet of said west ½; thence south 89E56'39" east along said south line, 342.68 feet (deed=350.0') to a point 632.23 feet west of the east line of said west ½; thence south 0E30'42" east parallel with the east line of said west ½, 1513.15 feet (deed= 1515.95') to the true point of beginning, aka 8604 S. Shrout Road.
 
 
Section 2.  The preliminary plat "Highland Estates," crating a six-lot residential subdivsion, is hereby approved.
 
Section 3.  The Legislature, pursuant to the application of Scott Niemeyer (RZ-2007-444), requesting the amendment embodied in this Ordinance and with notice that the Jackson County Plan Commission unanimously recommended approval of this application at a public hearing on December 20, 2007, does adopt this Ordinance pursuant to the Jackson County Charter authorizing the Legislature to exercise legislative power pertaining to planning and zoning.
 
 
Enacted and Approved
Effective Date:  This Ordinance shall be effective immediately upon its signature by the County Executive.
