AN ORDINANCE amending the districts established by the Jackson County Zoning Order by changing from A (Agricultural) and LB (Local Business) to RR (Residential Ranchette), a certain 13 ± acre tract.

Body

BE IT ORDAINED by the County Legislature of Jackson County, Missouri as follows:

Section 1.  The Zoning Order of Jackson County, Missouri, and the official maps which are a part thereof, are amended by changing the boundaries of the "A" (Agricultural) District,  the "LB" (Local Business) District, and the "RR" (Residential Ranchette) District, so that there will be transferred from District A and District LB to District RR a tract of land described as follows:

Description: A 13 ± acre tract generally located 1/4 of a mile west of Twyman Road on the north side of Blue Mills Road and specifically described as:

 

All that part of the Northwest Quarter of Section 14, Township 50, Range 31, Jackson County, Missouri, being more particularly described as follows: Commencing at the Southwest corner of the Southwest Quarter of the Northwest Quarter of said Section 14; thence along the West line of said Quarter Quarter Section, North 02 degrees, 19 minutes, 46 seconds East, 1321.04 feet to the Northwest corner thereof; thence along the North line of said Quarter Quarter Section, South 88 degrees, 12 minutes, 15 seconds East, 663.2 feet to the Northwest corner of the East Half of said Quarter Quarter Section; thence continuing along the North line of said Quarter Quarter Section, South 88 degrees, 12 minutes, 15 seconds East, 165.0 feet (deed = 10 poles), to the POINT OF BEGINNING; thence continuing along the North line of said Quarter Quarter Section, South 88 degrees, 12 minutes, 15 seconds East, 498.2 feet to the Northeast corner thereof, said point being the Southwest corner of Lot 2, REPLAT OF GOLDEN ESTATES, a subdivision in said County and State; thence along the Southerly line of said Lot 2, South 87 degrees, 29 minutes, 35 seconds East, 182.6 feet (plat = North 89 degrees, 53 minutes West, 182.53 feet, deed = 11 poles 2 links), to a point on the West line of Lot 1 in said  REPLAT OF GOLDEN ESTATES; thence along the West line of said Lot 1 and the West line of Lot 5, GOLDEN ESTATES, a subdivision is said County and State, South 02 degrees, 15 minutes West (REPLAT OF GOLDEN ESTATES = North 00 degrees, 13 minutes, 30 seconds West), 759.85 feet (GOLDEN ESTATES = 760.26 feet to a point on the Northerly Right-of-Way line of Blue Mills Road as now established; thence along the Northerly Right-of-Way line of said Blue Mills Road (40 feet from the center line thereof) in a Southwesterly direction, along a curve to the right (having a radius of 779.02 feet and an initial tangent bearing of South 76 degrees, 41 minutes, 59 seconds West), 10.39 feet to a point of tangent; thence continuing along the Northerly Right-of-Way line of said Blue Mills Road (40 feet from the center line thereof), South 77 degrees, 27 minutes, 50 seconds West, 694.37 feet to a point 165.0 feet (deed = 10 poles) East of the West line of the East Half of the Southwest Quarter of the Northwest Quarter of said Section 14; thence parallel to the West line of the East Half of said Quarter Quarter Section, North 02 degrees, 17 minutes, 30 seconds East, 936.65 feet to the point of beginning, containing 13.276 acres more or less, aka 23108 E. Blue Mills Road.

 

 

Section 2.  The Legislature, pursuant to the application of Jack Williams ( RZ-2003-294), requesting the amendment embodied in this ordinance and with notice that the Jackson County Plan Commission unanimously recommended this application in a public hearing on March 20, 2002, does adopt this ordinance pursuant to the Jackson County Charter authorizing the Legislature to exercise legislative power pertaining to planning and zoning.

 

Enacted and Approved

Effective Date:  This Ordinance shall be effective immediately upon its signature by the County Executive.
