AN ORDINANCE amending the districts established by the Jackson County Unified Development Code by changing from A (Agricultural) to GB-p (General Business-Planned Development), a certain 3 ± acre tract.

Body

BE IT ORDAINED by the County Legislature of Jackson County, Missouri as follows:

Section 1.  The Unified Development Code of Jackson County, Missouri, and the official maps which are a part thereof, are amended by changing the boundaries of the "A" (Agricultural) District and the "GB-p" (General Business-Planned Development) District so that there will be transferred from District A to District GB-p a tract of land described as follows:

Description: A 3 ± acre tract of land approximately 1/4 of mile north of Cowherd Road on the west side of Missouri 7 Highway and specifically described as:

 

A TRACT  OF LAND IN THE SOUTHWEST  QUARTER OF THE NORTHWEST QUARTER OF SECTION 19, TOWNSHIP 48, RANGE 30, JACKSON COUNTY, MISSOURI, DESCRIBED AS FOLLOWS:  BEGINNING AT THE INTERSECTION OF THE WEST RIGHT-OF-WAY OF MISSOURI HIGHWAY 7 WITH THE NORTH LINE OF SAID QUARTER-QUARTER SECTION; THENCE SOUTH 0°01'26" EAST, (THIS AND THE SUBSEQUENT FOUR COURSES ARE ALONG SAID RIGHT-OF-WAY 125.18 FEET; THENCE SOUTH 19°53'10" WEST 86.92 FEET; THENCE SOUTH 0°01'26" EAST, 98.66 FEET; THENCE SOUTH 31°38'35" EAST, 77.06 FEET; THENCE SOUTH 13°03'08" EAST, 22.34 FEET; THENCE NORTH 89°41'39" WEST, 360.44 FEET; THENCE NORTH 0°01'26"WEST, 391.32 FEET TO A POINT ON THE NORTH LINE OF THE QUARTER-QUARTER SECTION; THENCE SOUTH 89°51'02" EAST, ALONG SAID NORTH LINE, 344.65 FEET TO THE POINT OF BEGINNING.

 

Section 2.  The Legislature, pursuant to the application of JCH TRUST c/o Mary Carolyn Fox,  Trustee (RZ-2001-254), requesting the amendment embodied in this ordinance and with notice that the Jackson County Plan Commission unanimously recommended this application in a public hearing on September 20, 2001, does adopt this ordinance pursuant to the Jackson County Charter authorizing the Legislature to exercise legislative power pertaining to planning and zoning.

 

Enacted and Approved

Effective Date:  This Ordinance shall be effective immediately upon its signature by the County Executive.
