IN THE COUNTY LEGISLATURE OF JACKSON COUNTY, MISSOURI Title AN ORDINANCE amending the districts established by the Jackson County Zoning Order by changing from A (Agricultural) to RR (Residential Ranchette), a certain 19.5 + acre tract. Intro ORDINANCE 2956, September 13, 1999 Body BE IT ORDAINED by the County Legislature of Jackson County, Missouri as follows: Section 1. The Zoning Order of Jackson County, Missouri, and the official maps which are a part thereof, are amended by changing the boundaries of the "A" (Agricultural) District and the "RR" (Residential Ranchette) District so that there will be transferred from District A to District RR a tract of land described as follows: A 19.5 ñ acre tract of land generally located « mile west of Koger Road on the south side of Happy Hollow Road and specifically described: All that part of the Southwest Quarter of the Northeast Quarter of Section 12, Township 50, Range 31, Jackson County, Missouri, being more particularly described as follows: Commencing at the Southeast corner of the Northeast Quarter of said Section 12; thence along the South line of said Northeast Quarter, North 88 degrees, 27 minutes, 20 seconds West, 1324.25 feet (deed = South 89 degrees, 52 minutes, 47 seconds West, 1324.35 feet), to the Southeast corner of the Southwest Quarter of said Northeast Quarter; thence continuing along the South line of said Northeast Quarter, North 88 degrees, 27 minutes, 20 seconds West (deed - North 89 degrees, 52 minutes, 47 seconds East), 333.75 feet to the POINT OF BEGINNING; thence continuing along the South line of said Northeast Quarter, North 88 degrees, 27 minutes, 20 seconds West, 731.4 feet to a point 259.10 feet East of the Southwest corner of said Northeast Quarter; thence parallel to the West line of said Northeast Quarter, North 02 degrees, 30 minutes, 20 seconds East, 577.2 feet (deed= North 00 degrees, 03 minutes, 59 seconds East, 577.48 feet); thence parallel to the South line of said Northeast Quarter, South 88 degrees, 27 minutes, 20 seconds East (deed - North 89 degrees, 05 minutes, 41 seconds East), 159.05 feet; thence parallel to the West line of said Northeast Quarter, North 02 degrees, 30 minutes, 20 seconds East, 745.2 feet (deed= North 00 degrees, 03 minutes, 59 seconds East, 745.0 feet) to a point on the North line of the Southwest Quarter of said Northeast Quarter, said point being 418.3 feet East of the Northwest corner thereof; thence along the North line of the Southwest Quarter of said Northeast Quarter, South 88 degrees, 20 minutes, 00 seconds East 577.94 feet to a point 333.75 West of the Northeast corner thereof; thence parallel to the East line of said Quarter Quarter Section, South 02 degrees, 44 minutes, 57 seconds West, 1321 feet (deed = South 01 degrees, 05 minutes, 24 seconds West, 1321.8 feet) to the point of beginning, containing 19.557 acres, more or less. Section 2. The Legislature, pursuant to the application of Joseph Denham (RZ-99-164), requesting the amendment embodied in this ordinance and with notice that the Jackson County Plan Commission unanimously recommended this application in a public hearing on August 19, 1999, does adopt this ordinance pursuant to the Jackson County Charter authorizing the Legislature to exercise legislative power pertaining to planning and zoning...Attorney Effective Date: This Ordinance shall be effective immediately upon its signature by the County Executive.
