BE IT ORDAINED by the County Legislature of Jackson County, Missouri as follows:

 

Section 1.  The Zoning Order of Jackson County, Missouri, and the official maps which are a part thereof, are amended by changing the boundaries of the "A" (Agricultural) District and the "RR-p" (Residential Ranchette - Planned Development) District, so that there will be transferred from District A to District RR-p, a tract of land described as follows:

The 64.6 ± acres are located approximately ½ mile ± south of Pink Hill Road on the east side of Howell Road and specifically described as a tract of land located in the Northeast and Southeast Quarter of Section 24, Township 49 North, Range 30 West, Jackson County, Missouri, being more particularly described as follows:

 

Description: BEGINNING at the Northeast corner of Lot 1, LLEWELLYN ACRES, a subdivision in Jackson County, Missouri, according to the recorded plat thereof; THENCE North 88 degrees 27 minutes 47 seconds West , along the North line of said Lot 1 and the extension thereof, a distance of 291.37 feet to the West line of the Southeast Quarter of said Northeast Quarter; THENCE North 01 degrees 28 minutes 52 seconds East, along said  West line, a distance of 711.99 feet;  THENCE South 88 degrees 28 minutes 36 seconds East a distance of 1366.91 feet, to the East line of said Northeast Quarter;  THENCE South 01 degrees 26 minutes 24 seconds West, along said East line, a distance of 832.30 feet, to the Northeast corner of said Southeast Quarter; THENCE South 01 degrees 42 minutes 19 seconds West, along the East line of said Southeast Quarter, a distance of 1566.88 to the centerline of Sni-A-Bar Creek; THENCE the following distances and bearings following the centerline of Sni-A-Bar Creek;  THENCE North 74 degrees 31 minutes 34 seconds West, a distance of 80.28 feet; THENCE North 61 degrees 29 minutes 44 seconds West, a distance of 63.85 feet; THENCE North 71 degrees 03 minutes 56 seconds West, a distance of 107.50 feet; THENCE North 61 degrees 29 minutes 44 seconds West, a distance of 44.70 feet; THENCE North 47 degrees 57 minutes 47 seconds West, a distance of 70.92 feet; THENCE North 46 degrees 31 minutes 56 seconds West, a distance of 133.50 feet; THENCE North 77 degrees 26 minutes 00 seconds West, a distance of 92.98 feet; THENCE South 89 degrees 54 minutes 34 seconds West, a distance of 80.02 feet; THENCE South 72 degrees 52 minutes 16 seconds West, a distance of 78.57 feet; THENCE South  78 degrees 34 minutes 09 seconds West, a distance of 123.30 feet; THENCE South 54 degrees 05 minutes 45 seconds West, a distance of 32.56 feet; THENCE North 72 degrees 59 minutes 56 seconds West, a distance of 505.72 feet; THENCE North 44 degrees 54 minutes 42 seconds West, a distance of 34.29 feet to the West line of the Northeast Quarter of the Southeast Quarter of said Section 24; THENCE North 01 degrees 36 minutes 33 seconds East, along the West line of the Northeast Quarter of said Southeast Quarter, a distance of 882.64 feet to the Southwest corner of Lot 1, of said LLEWELLYN ACRES; THENCE South 88 degrees 27 minutes 47 seconds East, along the South line of said Lot 1, a distance of 287.92 feet to the Southeast corner of said Lot 1; THENCE North 02 degrees 00 minutes 01 seconds East, along the East line of said Lot 1, a distance of 466.89 feet to the Northeast corner of said Lot 1 and the point of beginning and containing 2,813,686 Square feet or 64.5933 acres more or less.

 

 

Section 2.  The preliminary plan "Llewellyn Acres, 2nd Plat," creating an eleven-lot residential subdivision, is hereby approved.

 

Section 3.  The Legislature, pursuant to the application of Steve Gildehaus (RZ-2006-401), requesting the amendment embodied in this Ordinance and with notice that the Jackson County Plan Commission unanimously recommended approval of this application in a public hearing on May 18, 2006, does adopt this Ordinance pursuant to the Jackson County Charter authorizing the Legislature to exercise legislative power pertaining to planning and zoning.

 

 

Enacted and Approved

Effective Date:  This Ordinance shall be effective immediately upon its signature by the County Executive.
