BE IT ORDAINED by the County Legislature of Jackson County, Missouri as follows:

Section 1.  The Zoning Order of Jackson County, Missouri, and the official maps which are a part thereof, are amended by changing the boundaries of the "A" (Agricultural) District and the "RR" (Residential Ranchette) District so that there will be transferred from District A to District RR a tract of land described as follows:

Description: A 91 ± acre tract of land generally located south of Steinhauser Road on the east side of Borgman Road and specifically described as:

 

A TRACT OF LAND SITUATED IN THE NORTHEAST QUARTER OF SECTION 6, TOWNSHIP 49 NORTH, RANGE 29 WEST, ALL IN JACKSON COUNTY, MISSOURI MORE PARTICULARLY DESCRIBED AS FOLLOWS: BEGINNING AT A POINT ON THE NORTH LINE OF SAID NORTHEAST QUARTER, SAID POINT BEING N 87̊37'00"W A DISTANCE OF 29.09 FEET FROM THE NORTHEAST CORNER OF THE WEST HALF OF SAID QUARTER; THENCE S 03̊07'07"W ALONG APPROXIMATE CENTERLINE OF STEINHAUSER ROAD A DISTANCE OF 717.39 FEET; THENCE S 01̊42'50"W A DISTANCE OF 521.30 FEET; THENCE S 87̊36'40"E A DISTANCE OF 728.91 FEET TO A POINT THAT IS 16.50 FEET EAST OF THE WEST LINE OF THE EAST HALF OF THE EAST HALF OF SAID QUARTER, SAID POINT ALSO BEING ON THE WEST LINE OF LOT 1 OF "BETTY'S DREAM", A SUBDIVISION IN JACKSON COUNTY, MISSOURI; THENCE S 01̊42'50"W ALONG SAID WEST LINE OF LOT 1 AND A LINE THAT IS 16.50 EAST OF AND PARALLEL WITH SAID WEST LINE OF THE EAST HALF OF THE EAST HALF OF SAID NORTHEAST QUARTER A DISTANCE OF 590.85 FEET TO A POINT ON THE SOUTH LINE OF THE NORTH 28 ACRES OF THE EAST HALF OF THE EAST HALF OF SAID NORTHEAST QUARTER; THENCE N 87̊37'00"W ALONG SAID SOUTH LINE A DISTANCE OF 16.50 FEET TO A POINT ON THE WEST LINE OF THE EAST HALF OF THE EAST HALF OF SAID NORTHEAST QUARTER, SAID LINE ALSO BEING THE EAST LINE OF THE WEST 121 ACRES OF SAID NORTHEAST QUARTER; THENCE S 01̊42'50"W ALONG SAID EAST LINE A DISTANCE OF 796.85 FEET TO THE SOUTHEAST CORNER OF SAID WEST 21 ACRES; THENCE 88̊02;39:W ALONG THE SOUTH LINE OF SAID QUARTER A DISTANCE OF 2005.29 FEET TO THE SOUTHWEST CORNER OF SAID NORTHEAST QUARTER; THENCE N 01̊53'33"E ALONG THE WEST LINE OF SAID QUARTER A DISTANCE OF 1941.22 FEET TO A POINT THAT IS 700.00 FEET SOUTH OF THE NORTH LINE OF SAID QUARTER; THENCE S 87̊37'00"E ALONG A LINE THAT IS 700.00 FEET SOUTH OF AND PARALLEL WITH SAID NORTH LINE A DISTANCE OF 622.31 FEET TO A POINT THAT IS 622.29 EAST OF THE WEST LINE OF SAID QUARTER; THENCE N 01̊53'33"E ALONG A LINE THAT IS 622.29 FEET EAST OF AND PARALLEL WITH SAID WEST LINE A DISTANCE OF 700.03 FEET TO THE NORTH LINE OF SAID QUARTER; THENCE S 87̊37'00"E ALONG SAID NORTH LINE A DISTANCE OF 680.04 FEET TO THE POINT OF BEGINNING, SAID TRACT CONTAINS 91.11 ACRES MOR OR LESS, AND IS SUBJECT TO ALL EASEMENTS AND ENCUMBRANCES OF RECORD.

 

 

Section 2.  The preliminary plat "Triplett Acres," creating a ten-lot residential subdivision, is hereby approved.

 

Section 3. The Legislature, pursuant to the application of Doris Triplett ( RZ-2003-310), requesting the amendment embodied in this ordinance and with notice that the Jackson County Plan Commission unanimously recommended this application in a public hearing on July 17, 2003, does adopt this ordinance pursuant to the Jackson County Charter authorizing the Legislature to exercise legislative power pertaining to planning and zoning.

 

 

Enacted and Approved

Effective Date:  This Ordinance shall be effective immediately upon its signature by the County Executive.
