AN ORDINANCE amending the zoning districts established pursuant to the Unified Development Code by rezoning a certain 7.70± acre tract from District AG (Agricultural) to District RR (Residential Ranchette).

Body

 BE IT ORDAINED by the County Legislature of Jackson County, Missouri as follows:

 

Section 1. The Zoning Order of Jackson County, Missouri, and the official maps which are a part thereof, are amended by changing the boundaries of the "AG" (Agricultural) and “RR” (Residential Ranchette) Districts, so that there will be transferred from District AG to District RR a 7.70± tract of land located at 38501 E. Bone Hill Road in Jackson County, MO, legally described as follows:

Description: All that part of the East 1/2 of the Northeast 1/4 of Section 32, Township 50, Range 29 in Jackson County, Missouri; and being herein described as beginning at the Northwest corner of said East 1/2, thence South 89 degrees 37 minutes 47 seconds East along the

Northerly part of Bone Hill Road and along the North Line of said East 1/2 of Northeast

1/4 for a distance of 743.01 feet to a point that is 568.10 feet West of the Northeast

corner thereof; thence South 13 degrees 39 minutes 44 seconds West along the general

centerline of creek for a distance of 89.67 feet; (the following courses along the general

centerline of said creek) thence South 79 degrees 58 minutes 55 seconds West for

49.14 feet, thence South 21 degrees 17 minutes 46 seconds West for 112.91 feet,

thence South 81 degrees 32 minutes 06 seconds West for 86.36 feet, thence South 42

degrees 59 minutes 30 seconds West for 57.16 feet, thence South 8 degrees 05 minutes

32 seconds East for 156.49 feet, thence 90 degrees West for 61.76 feet, thence South

25 degrees 39 minutes 35 seconds East for 110.49 feet, thence south 57.45 feet, thence

South 59 degrees 05 minutes 55 seconds West for 88.16 feet, thence South 34 degrees

45 minutes 25 seconds West for 161.50 feet, thence South 12 degrees 03 minutes 34

seconds East for 165.59 feet, thence South 68 degrees 28 minutes 30 seconds West for

97.04 feet, thence South 31 degrees 23 minutes 18 seconds West for 158.07 feet, South

17 degrees 41 minutes 20 seconds East for 157.00 feet, thence South 4 degrees 28

minutes 47 seconds East for 48.65 feet, thence South 12 degrees 18 minutes 54

seconds and departing said centerline of creek, for a distance of 649.04 feet, thence

South 80 degrees 46 minutes 39 seconds West, a distance of 399.63 feet to the West

line of said East 1/2 of Northeast 1/4; thence North 0 degrees 09 minutes 39 seconds

West along last said West line a distance of 1978.86 feet to the point of beginning, and

excepting that part in Bonehill Road.

 

Section 2. The Legislature, pursuant to the application of Johnita Dowhower (RZ-2026-724), requesting the amendment embodied in this Ordinance and with notice that the Jackson County Plan Commission voted 8 to 0 to recommend APPROVAL of this application after a public hearing on September 17, 2026, does hereby adopt this Ordinance pursuant to the Jackson County Charter authorizing the Legislature to exercise legislative power pertaining to planning and zoning.

Effective Date: This Ordinance shall be effective immediately upon its signature by the County Executive.
