AN ORDINANCE amending the districts established by the Jackson County Zoning Order by changing from HI (Heavy Industrial) to A (Agricultural), a certain 11 ± acre tract.

ORDINANCE 3104, December 4, 2000

 

 

Body

BE IT ORDAINED by the County Legislature of Jackson County, Missouri as follows:

Section 1.  The Zoning Order of Jackson County, Missouri, and the official maps which are a part thereof, are amended by changing the boundaries of the "HI" (Heavy Industrial) District and the "A" (Agricultural) District so that there will be transferred from District HI to District A a tract of land described as follows:

Description:

 

A 11 ± acre tract of land generally located 1/10 of a mile north of Twyman Road on the east side of Happy Hollow Road and more specifically described:

 

All that part of the Northwest Quarter of Section 11, Township 50, Range 31 in Jackson County, Missouri, being more particularly described as follows:  Commencing at the Southwest corner of the Northeast Quarter of the Northwest Quarter of said Section 11; thence along the South line of said Quarter Quarter  Section, South 87 degrees, 59 minutes East, 50.51 feet to the POINT OF BEGINNING, said point being on the East Right-of-Way line of Happy Hollow Road as now established (20 feet from the center line thereof); thence along the East Right-of-Way line of said Happy Hollow Road (20 feet from the center line thereof),  North 31, degrees 21 minutes, 49 seconds West, 90.87 feet to a point on the West line of said Quarter Quarter Section, said point also being on the East line of the Northwest Quarter of the Northwest Quarter of said Section 11; thence continuing along the East Right-of-Way line of said Happy Hollow Road (20 feet from the center line thereof),  North 31 degree, 21 minutes, 49 seconds West, 133.54 feet to a point of curve; thence continuing along the East Right-of-Way line of said Happy Hollow Road and also along the East Right-of-Way line of Barnes Road as  now established (20 feet from the center line thereof), in a Northerly direction, along a curve to the right (having a radius of 255 feet), 152.82 feet to a point of tangent; thence continuing along the East Right-of-Way line of said Barnes Road (20 feet from the center line thereof), North 02 degrees, 58 minutes, 26 seconds East, 18.04 feet to a point 350 feet North of the South line of the Northeast Quarter of the Northwest Quarter of said Section 11; thence parallel to the South line of said Quarter Quarter Section, South 87 degrees, 59 minutes East, 117.07 feet to a point on the East line of the Northwest Quarter of the Northwest Quarter of said Section 11, said point also being on the West line of the Northeast Quarter of the Northwest Quarter thereof; thence continuing parallel to the South line of the Northeast Quarter of the Northwest Quarter of said Section 11, South 87 degrees, 59 minutes East, 1319.36 feet to a point on the East line of said Quarter Quarter Section; thence along the East line of said Quarter Quarter Section, South 02 degrees, 27 minutes West, 350.00 feet to the Southeast corner of said Quarter Quarter Section; thence along the South line of said Quarter Quarter Section, North 87 degrees,  59 minutes West, 1268.59 feet to the point of beginning, containing 11.043 acres more or less.

 

 

Section 2.  The Legislature, pursuant to the application of Gerald Barnes (RZ-2000-213), requesting the amendment embodied in this ordinance and with notice that the Jackson County Plan Commission unanimously recommended this application in a public hearing on November 16, 2000, does adopt this ordinance pursuant to the Jackson County Charter authorizing the Legislature to exercise legislative power pertaining to planning and zoning.

 

Enacted and Approved

Effective Date:  This Ordinance shall be effective immediately upon its signature by the County Executive.
